Overview

This Senior Project Manager role is based in Dubai, UAE, and sits within the project management function of a real estate company. The position carries direct accountability for the end-to-end delivery of multi-disciplined real estate projects on behalf of clients, spanning planning, design, construction, occupancy, and closeout. The successful candidate will lead experienced project teams, manage complex stakeholder relationships, and ensure that budget, schedule, quality, and risk objectives are met across each engagement.

Key Responsibilities

  • Manage all facets of project management — budget, schedule, procurement, quality, and risk — across individual real estate projects from inception through closeout.
  • Interface directly with clients to define project requirements; prepare scope of work, resource plans, cost estimates, budgets, cash flow projections, work plan schedules, milestones, quality controls, and risk registers.
  • Read, interpret, and apply standards to complex project documents including contracts, agreements, leases, work letters, project charters, surveys, and architectural drawings.
  • Identify and qualify project delivery resources; conduct requests for proposals, lead bid analysis, facilitate evaluation interviews, and recommend appointments to clients.
  • Lead and provide direction to multi-disciplined project delivery teams, guiding them toward defined project goals.
  • Implement and maintain a structured communication plan, including regular meetings, written reports, and meeting minutes, to keep clients and project teams consistently informed.
  • Ensure project documentation governance aligns with company and client requirements; maintain data integrity, accuracy, and timely coordination of all project records.
  • Track project progress against approved goals, budgets, and timelines; report on status and variances; develop and execute action plans to address deviations.
  • Manage change control processes — assess change requests, evaluate impacts on scope, budget, schedule, quality, and risk, secure client approvals, and issue change orders accordingly.
  • Identify complex project risks, lead constructability reviews, and develop and implement risk mitigation and contingency plans.
  • Apply understanding of business context — including business cases, economic implications, and risk — to project management decisions.
  • Analyse inputs from the wider team and make recommendations with direct impact on project and business outcomes.

Skills & Experience

  • Bachelor\'s degree (BA, BS, BEng, or BArch) in a technical discipline from an accredited university.
  • Minimum of five years of directly relevant experience in the UAE.
  • Demonstrated prior experience managing multi-disciplined project teams in a similar senior role.
  • PMP certification is required.
  • MRICS designation is preferred.
  • Full professional fluency in English, both written and verbal; Arabic or additional languages are advantageous.
  • Valid UAE driver\'s licence.
  • Advanced proficiency in Microsoft Office Suite.
  • Ability to read and interpret architectural drawings.
  • Working knowledge of MS Project, lease structures, construction contracts, and construction practices.
  • Strong analytical and quantitative skills; ability to solve complex problems and evaluate multiple options in ambiguous situations.
  • Ability to comprehend, analyse, and interpret complex business and contractual documents.
  • In-depth knowledge of financial terms and principles; ability to forecast, prepare, and manage budgets and conduct financial analysis.
  • Excellent written and verbal communication skills, including the ability to produce reports and deliver persuasive presentations to senior stakeholders and client groups.
  • Proven ability to motivate, influence, and negotiate effectively with key team members, senior management, and clients.
