The Role
A real estate company is hiring a Director, Delivery Contracts to join its Residential Delivery team in Riyadh, Saudi Arabia. The role provides contractual leadership across major residential development projects, working closely with project delivery leadership on construction and consultancy contract administration from award through final close-out.
Key Responsibilities
- Provide contractual leadership and advice to Delivery Directors and project teams across assigned residential projects and construction packages.
- Lead administration of major construction, consultancy and related delivery contracts from award through construction, handover, defects and final close-out.
- Monitor contractual obligations, milestones, notices and deliverables to ensure project teams and contractors remain compliant with agreed contract requirements.
- Advise delivery teams on contractual strategy relating to variations, extensions of time, claims, delays, contractor performance and emerging project risks.
- Lead the assessment, preparation, negotiation and resolution of contractual claims and disputes, with a focus on early intervention and dispute avoidance.
- Support change management across delivery packages, ensuring contractual implications are identified early and addressed appropriately.
- Review contractual correspondence, notices, claims submissions and contractor positions, and provide clear recommendations to project leadership.
- Work with contractors, consultants and project stakeholders to resolve contractual and commercial issues that may affect construction progress or project outcomes.
- Support contractor performance management, including contractual remedies, recovery measures and escalation where required.
- Provide contractual input into procurement and contract formation activities to ensure contracting strategies and documentation are appropriate for downstream delivery.
- Oversee contractual requirements associated with testing, commissioning, handover, warranties, defects management and final account and contract close-out.
- Coordinate with commercial, procurement, legal and governance stakeholders to ensure project-level contractual actions remain aligned with wider company requirements.
- Provide leadership, coaching and guidance to contract management professionals supporting the Delivery team.
Skills & Experience
- Bachelor's degree in Engineering, Quantity Surveying, Construction Management, Commercial Management or a related discipline.
- Minimum 15 years of relevant experience in major construction, real estate development, infrastructure or capital projects.
- Significant experience in project delivery combined with contract and commercial management, rather than purely corporate or procurement-focused contract management.
- Strong experience administering major construction contracts through the execution phase, including variations, claims, extensions of time, contractual notices, performance issues and close-out.
- Strong working knowledge of FIDIC and/or major Design & Build, EPC or EPCM contracting models.
- Demonstrated experience managing complex contractor and consultant relationships on large-scale projects.
- Strong understanding of construction delivery and the practical programme, cost and technical implications of contractual decisions.
- Proven ability to lead complex claims negotiations and support dispute avoidance and resolution.
- Experience on large-scale residential, mixed-use or masterplanned developments is highly advantageous.
- GCC experience is strongly preferred; experience in Saudi Arabia is considered an advantage.
- Strong stakeholder management, negotiation and communication skills, with the ability to advise senior project leadership on complex contractual matters.
- Professional qualifications such as MRICS, MCIOB, MCIArb, CPCM or equivalent are advantageous.
